Fertilization and weed control are optional on every plan.
They appear in the Premium and Elite plans because most properties on those plans want them, not because you are required to take them. Some homeowners do not want fertilizer or any chemical application on their property, and that is a normal request here, not a problem. Tell us during the walkthrough and we build the plan without it. We would rather overstate what is included and have you decline part of it than have you assume something was covered when it was not.
Elite Plan – Full Property Management
The Elite Plan offers the highest level of care for properties that require detailed attention and proactive oversight throughout the year.
Includes everything in the Premium Plan, plus:
- Seasonal flower rotations
- Landscape lighting inspections
- Mid season pruning and plant detailing
- Additional fall clean ups during heavy leaf season

How the Season and the Billing Actually Work
Our maintenance contracts run April 1 through November 30. That is eight months, priced as one total for the season and broken into eight equal monthly payments, billed automatically. The amount does not move from month to month, so a heavy spring does not create a spike and a quiet August does not create a surprise.
We built the programs this way deliberately. Central New Jersey does not hand out a predictable mowing season. A few summers ago we went roughly seventy days without meaningful rain, and an honest contractor does not mow dormant grass just to run a meter. Under a per-visit arrangement that stretch is a problem for everyone: we lose the work we planned around, and you get billed for visits that would have stressed the lawn. Pricing the season once lets the schedule follow what the turf actually needs instead of what the invoice needs.
Plans are set after a walkthrough, not over the phone. Mowing is straightforward; it is the trimming that decides the time, and you cannot count the trees around a shed, a swing set and a fence line from a satellite photo.
